Sundquist Homes, a developer and home builder, plans on constructing 30+ homes on a portion of the former City Church property north of 220th and between 56th and 58 Ave W. This is an updated from yesterday's post concerning the sale of the City Church property.
Sundquist has submitted a pre-application for a Planned Unit Development on the property. A preapplication generally includes a preliminary site plan and is intended get the developer and the City communicating about the project and on the same page before a significant amount of design work has been done.
A Planned Unit Development is a type of building development as well as a regulatory process that has to do with developing larger pieces of land all within one contained development or subdivision. The majority of larger development projects go this route as it provides a little more flexibility on lot sizes and arrangements and generally results in more open and public space.
The initial preliminary site plan, below, contain 31 homes, a 3/4 acre park open to the public, and pedestrian trails throughout the development. There is a good chance that the site plan will change, likely significantly, as it appears as if the City will require the development to build a through street between 56th and 58th Ave W and make some other significant changes. The current site plan has vehicular access only off 56th Ave W.
Sundquist Homes currently has or is planning developments in Bothell, Shoreline, Lynnwood, Lake Forest Park, and Edmonds and have home prices generally starting in the low $500′s.
The portion of the former City Church property that contain buildings and the portion across 58th are planned to be the new home of the Brighton School, which is currently located in Lynnwood.
