55 Homes Being Considered for Creekside Church Property
A recent pre-application is proposing 55 single family homes on the 9.93 acre Creekside Church property on 226th Pl SW near 70th Ave W. The potential project is currently in the feasibility stage and the property has not been sold yet. The developer is Phoenix Development, LLC. Phoenix Development appears to be associated with Sundquist Homes, which is currently completing the Atworth Commons development in Mountlake Terrace on the former City Church property.
Just like Atowrth Commons, the developer is considering using the Planned Unit Development (PUD) zoning tool to obtain some flexibility in zoning requirements such as smaller lot sizes. The developer is proposing open space and landscape tracts around the perimeter of the site as well as a publicly accessible park in the southwest corner of the site along 226th Place SW.
The development would have a looped internal road system with a single access off 226th Place SW at the location of the existing easterly church driveway. All existing buildings would be demolished.
As a reminder, projects generally change, sometimes significantly, from what is proposed in a pre-application and many times do not even end up being built. The property has not sold yet. Creekside is still using the property as a church though they plan on launching a Lynnwood campus at 18527 60th Ave W soon. Creekside Church has owned the Mountlake Terrace property since 2005.
