12 Townhomes Planned in Melody Hill Neighborhood
On 218th St SW, sandwiched between multi-family developments Lakeside and Brentwood Apartments and industrial/office properties Falck NW and Public Storage, there is a small enclave on single family homes, all built in 1954, generally prior to the surrounding area being developed. They seem somewhat out of place in the neighborhood today, but for a number of years these eight single family homes were in a mostly undeveloped area. The first building on what is now the Premera campus wasn’t built until 1959. Also in 1959, Fluke Corporation moved their headquarters to the neighborhood. Lakeside Apartments weren’t built until 1969, with Brentwood Apartments following in 1983. This street remains an out-of-the-way relic of an earlier time, before modern Melody Hill was developed.
A project to develop 12 townhomes is being proposed on the eastern two of these eight lots. Vehicular access to the development would occur from of 64th Ave W via a drive aisle that would split the project into two rows of buildings. Each townhome would be three stories with a two-car garage, and five additional parking spaces would be provided on-site
The site plan shows new sidewalks being proposed on 218th St SW. Additionally, the right-of-way line for the eastern lot is set back about 30’ from the western lot; this setback area has functioned a a front yard for the home, though technically city right-of-way. The developer is asking for this area of right-of-way to be vacated and incorporated into the development.
The project is currently called Saylor Place Townhomes and the applicant is Toff and Tyler Echelbarger. Since this is only a pre-application it should be assumed that plans may change.
