42 Townhomes Being Considered on 55th Ave W
Townhomes are an important missing-middle solution to providing a diversity of housing choices in between multi-family apartments and single family houses. Recent townhome projects in Mountlake Terrace have sold out quickly and resales have seen double digit percentage value increases per year.
A pre-application site plan has been submitted by Landsverk Quality Homes (LQH) for a 42 townhome project at the east side of 55th Ave W between 238th St SW and 240th St SW. The project would be on five single family lots in the RS-T Transitional zone and is being called Willow Glenn and Oak Glenn. The RS-T zone allows single family residential, townhomes and parking lots associated with Town Center projects.
The proposed site plan has three points of vehicular access off of 55th Ave W. Each unit would be under 1,500 square feet and provide parking for 1 vehicle per unit. Additional parallel parking would be provided on the street. The six units along 55th Ave W would have pedestrian access directly from the public sidewalk. The front doors of the remainder of the units would be accessed through 10-15’ pedestrian corridors between two buildings or between the building and property line. The pedestrian corridors would also likely provide some outdoor space for each unit. New sidewalks and planter strips would be constructed along the length of the property.
In total LQH paid $1.67 million for the five parcels in 2016 and 2017.
LQH has two other townhome projects in the works in the Town Center. Solana, a 19 townhome project, is planned across the street from these properties, at the corner of 55th Ave W and 240th St SW. Tamblyn is a 14 townhome project at the SE corner of 58th Ave W and 230th St SW. In addition to Solana (3 lots) and this project (5 lots) LQH also own 3 additional lots on this block of 55th Ave W.
To date 19 townhomes have been constructed in the Town Center and 12 more are under construction. With the addition of this project LQH has 75 townhomes in the works. Since this is only a pre-application it should be assumed that plans may change.
