Five Townhomes Proposed for Corner of 55th/234th
A pre-app was recently submitted for a 5 unit townhome development at the southeast corner of 55th Ave W and 234th St SW. There are a couple of things that make this project unique among the various townhome proposals and projects we have seen in the Town Center.
The first of which is that this is the first project proposed in the "transition zone" surrounding the Town Center zone. The transition zone consists of parcels zoned single family residential but that are facing the Town Center zone and accessed off a street abutting Town Center zone properties. Allowed uses in the transition zone are townhomes and parking associated with projects in the Town Center zone.
The other unique thing about this project is that it is the first townhome project proposed on a single typical lot. All of the other townhome projects built or proposed have been on two lots combined, with the exception of 234th St Townhomes. That lot was nearly 11,000 square feet, though, where a typical lot is around 7,400 square feet.
On a related note, townhome projects in the Town Center have stalled a bit since some code changes took place last July. There seems to have been some unintended consequences of these code change that the City is looking at addressing.
