Solana Flex-Space Townhomes Approval in front of City Council December 19

At the Monday, December 19, City Council meeting there will be a public hearing and possible approval of the Solana Townhomes Fee Simple Unit Lot Subdivision. Since the project is a Preliminary Plat (more than 9 lots) the City Council is the decision-maker on whether or not to approve the project. 

The project will feature 19 townhomes fronting 55th Ave W,  240th St SW, and the alley between 55th and 56th. Vehicular access will be via the alley. The 19 units will all be flex-space units, which means a townhouse with all essential rooms for a dwelling contained on the second floor, and includes on the ground floor a flex room of at least 150 square feet that is directly accessible to the outdoors and which may be used for either residential purposes or for home occupation purposes.

The project contains three buildings, two of which have six townhomes and one that has seven. All units in Building 1, fronting 240th St SW, and Building 2, fronting 55th Ave W, are 3 bedroom, 2.5 bath with two-car garages. Units in Building 3, fronting the alley, are 2 bedroom 3.5 bath with single car garages. It appears as if the flex-space in Building 3 units is set up to easily be converted in to a 3rd bedroom. All units will have 2nd floor balconies as well as rooftop decks. The project closest in style to this would be the 234th St Townhomes at the NW corner of 234th St SW and 55th Ave W.
